"Laudholm Farm" is both a misnomer and an accurate label. The campus of buildings and much of the upland area known as Laudholm are part of the Wells National Estuarine Research Reserve, which also encompasses some Rachel Carson NWR property (loosely, the salt marshes of Wells) and some state land (loosely, Laudholm Beach, some bordering uplands, and submerged lands). The "Laudholm" portion is (loosely, again) Town of Wells. Altogether, the Wells Reserve covers about 2,250 acres of protected land and water, and is managed as a public-private partnership by the Reserve Management Authority, which itself holds a small number of acres. The vast majority of its funding comes from the National Oceanic and Atmospheric Administration and the local nonprofit Laudholm Trust.
Yeah, it's confusing. But the birding is great and we're lucky to have access to much of it. The bird list holds 280 species (239 for eBird hotspot Laudholm Farm): http://www.wellsreserve.org/stewardship/flora_fauna.
