-- I will chime in and let everyone else correct me if I misspeak. The Meadow's are accessible from Gilsland farm (google maps) which is the Maine Audubon Society HQ. I would recommend stopping in at the welcome center when you arrive. They are awesome folks and usually on top of the location of the little egret since it has adopted their backyard as its summer home. There are parking spaces for the north meadow just after you enter on the right. For everything else there is parking closer to the main building.

Tidewater Farm is a residential area with some open spaces and trails. Personally I have not visited it yet so I will let others provide more guidance there.
Timing it best would be to try and hit it on a falling tide as that seems to be when it is most active in that area. The closer to high tide the further up the channel I have seen it, so Providence Ave if you are there shortly after the high tide mark and work your way towards the North Meadow afterwards.
Also, check with the locals on site as you are walking the trails. Some people just go there to walk but chances are anyone with binoculars or a spotting scope may have more up to the minute information.
